Distributed Smart Control Across Floors for a High-Efficiency Green Commercial Hub
Case Overview
Located in the southern port district, this three-story smart office building with a total floor area of 900 ping (≈2,975 m²) faced rising energy consumption and increasingly complex facility management as operations expanded. To address these challenges, the client implemented the Intelli-EMS Smart Energy Management System, leveraging digital technology to achieve independent control by floor, high operational efficiency, and long-term sustainability, while advancing their vision for smart transformation.
Client Needs & Challenges
For large, open-plan office spaces spanning multiple floors, the client required an energy management system that combined flexible control with real-time responsiveness. Traditional centralized control models proved insufficient, often causing delays that resulted in mismatched environmental conditions—such as overcooling on some floors and ineffective lighting on others.
With a high volume of devices across the site, the absence of effective layered management and real-time monitoring risked energy waste and escalating operational costs.
Solution
Intelli-EMS designed a distributed smart control architecture tailored to the client’s needs, with each floor equipped with its own PLC universal gateway controller. Over 80 smart devices (including thermostats, lighting, and smart dry contact switches) were integrated, dividing the three-story office into independently managed smart zones.
This floor-by-floor control structure not only enhanced scalability but also allowed each level to be flexibly adjusted based on usage patterns and time schedules. Through the Intelli-EMS cloud platform, the system delivers real-time responsiveness, remote management, and automated scheduling. All devices are seamlessly networked with near-zero latency, dramatically improving operational efficiency and precision in energy management.

Results
By integrating wireless thermostats and smart dry contact switches, managers can instantly adjust HVAC and lighting by floor, avoiding unnecessary energy use caused by single-point settings applied across entire levels. Smart scheduling automatically distinguishes between weekdays, holidays, and usage hours, ensuring that compressors and lighting are shut off during non-operational periods—achieving the strategy of “energy supplied only when needed.”
Through Intelli-EMS’s distributed smart control architecture, the project not only optimized energy utilization and reduced waste but also established a replicable, scalable standard for smart building energy management, setting a new benchmark for intelligent office spaces in the port district.
