Smart Zonal Control of HVAC and Lighting for a High-Efficiency Green Workspace


Case Overview

The client, located in a major technology park, manages a 1,322 m² modern office space. As the organization expanded and operational demands increased, the client sought to build a more efficient, sustainable, and intelligent workplace. To achieve this, they decided to implement the Intelli-EMS Smart Energy Management System, optimizing overall energy performance, reducing waste, and aligning with green building and digital transformation trends.


Client Needs & Challenges

With the office running year-round without interruption, HVAC and lighting systems continuously consumed energy, leading to high electricity expenses. Certain areas remained powered and cooled even during prolonged periods of non-use, causing serious energy waste.

Due to the lack of real-time energy data, the management team was unable to identify high-consumption hot zones or make timely adjustments. In addition, reliance on manual monitoring meant that abnormal energy usage often went unnoticed, further compounding energy losses and management difficulties.


Solution

The Intelli-EMS Smart Energy Management System provided the client with a high-performance automated control system. A single cloud-based PLC wireless gateway was deployed as the central hub, seamlessly connecting HVAC, lighting, and energy-consuming equipment across multiple floors.


Thanks to Intelli-EMS’s outstanding wireless integration capabilities, deployment was simplified while greatly enhancing management efficiency and system scalability—laying a solid foundation for the client’s sustainability goals.

Results

After introducing Intelli-EMS, the client achieved 13% savings on electricity bills through optimized and automated management of lighting and power systems.

The next phase will integrate mmWave sensors to intelligently detect occupancy in public areas. Based on presence, the system will automatically adjust lighting and HVAC, significantly reducing energy waste during unoccupied hours.

Additionally, smart scheduling will be expanded across more zones, enabling automatic HVAC compressor shutdown on weekends and non-working days to prevent idle energy consumption. During lunch breaks, the system will automatically turn off lighting and lower HVAC setpoints to further optimize energy efficiency during off-peak periods. These enhancements are projected to deliver an additional 15–25% energy savings.


Through the adoption of smart sensing and automated scheduling strategies, this project successfully transformed office energy usage patterns, unlocking higher off-peak energy efficiency while reducing waste during idle hours. With its high-performance, precision-driven smart control, the Intelli-EMS Smart Energy Management System empowers clients to achieve both intelligent operations and sustainable energy savings, setting a new benchmark for modern office spaces.
